Description
House and two successful gites with further outbuildings around a courtyard.
This early 19th century property is situated on the edge of a hamlet, close to the historic towns of Richelieu and Chinon.
All the buildings are grouped around a large enclosed courtyard (32m x 17m).
The main house is on the left as you enter through the high arched stone gateway. The ground floor accommodation consists of a large kitchen/family room (5.25m x 4.70m), a dining room (5.10m x 3.30m), both with original fireplaces, study (3.85m x 2.60m) and guest bedroom/gym (6.15m x 3.10m). The house boasts a spacious mezzanine lounge (5.20m x 5.00m) leading to two comfortable double bedrooms (3.50m x 3.80m and 4.70m x 2.70m), and a bathroom (2.70m x 2.80m).
Each gite had a contract with a major holiday company, and has a proven track record.
The first gite adjoins the main house. The ground floor accommodation consists of a living room with dining and sitting areas, and a kitchen corner. On the first floor there are 2 bedrooms, a bathroom and a separate W.C.
The other gite, on the other side of the courtyard, opposite the main house, has a sitting/dining room and kitchen. Original floor tiles and a large original stone fire with bread oven add to the character of this gite. On the first floor there are 2 bedrooms with en suite bathrooms, and a separate W.C. There is the possibility of acquiring the existing furniture, white goods, wood-cladded above-ground pool, etc... for either or both gites (turnkey solution).
The stables at the far end of the courtyard could be converted into a large gite. Other outbuildings include a large barn/garage, pressoir, pig-sties and another store room/garage as well as ample loft space, all of which could also be developed. The property also has a well and a sizable wine-cellar.
The total land area is 3900 square meters. In addition to the courtyard garden, Les Taupins has a walled garden (23.50m x 19.40m) with fruit and bay trees. The established wild-flower meadow, fruit and walnut trees in the back garden enhance the peace and tranquillity of this property.
