The property is set in the heart of St Polycarpe - a much prized village situated in the rolling vineyards of the Languedoc Roussillon, 5 min drive to the east of Limoux. The house is essentially a shell with no roof or floor and you will need to rebuild the gable end wall above the first floor level. This is not a complicated job and will provide an opportunity to incorporate steel reinforcing that will further strengthen the structure.
There is a boundary wall to the garden, which could be extended vertically if more privacy were required. There is also space for off-street parking at the east end of the property.
The village is bordered by a small river and features a Roman viaduct as well as the beautiful church which is heritage-listed. Nearby Limoux has all the usual shops and services, although there is also a school in the village.
Ryanair fly direct from Stansted London, Liverpool, East Midlands, Dublin, Shannon and Brussels South to the local airport in Carcassonne. It's a 30 min drive from there to the property.
