Main Description
To save everyone a little bit of time,, take note, that in my opinion, if one does not produce wine or grape juice, or even vinegar of your own, You will not realize much in a way of profits from selling to the local co-op...I believe this year's production, because of a heavy pruning last year, will be around 15,000 - 18,000 pounds of grapes.
Another notable note though is ; if you are properly registered with the French customs,, it is not difficult to produce and bottle your own wine or product.
Approx 2500 very old Carignan vines (vineyard), Springwater that gives gallons of water daily, 120 feet from the Canal du Midi, 400 meters from the village. Large lockable storage, Paved road frontage., Poly tunnel 5 metres by 15. . Electricity available.
-
I erected a greenhouse (poly tunnel) and also added a treated wood floor to a portion of it.
The lockable storage is quite big and very useful and in good condition.
The spring i have partially exploited and intend to dig a proper basin ..
To add a proper well , which gives you drinking water and all else, one must only go 15 meters deep.
Mobile home, although not very nice looking , it can be quickly put to use , has butane frig and stove and for very little remodeling and paint , very functional.. And has it's own axle..
It's original use is for storing and processing , although it can be used for accomodation
The other bits and bobs of infrastructure such as an entrance to the land with cemented posts and chain barrier. 100 plus meters of .water and electric line .A 2500 watt generator, ect.
And lastly,
The location,
location of village, road frontage, proximity to electric(1oo meters), proximity to Canal du Midi (120 feet) ( in fact , it is close enough you could erect a billboard-advert and rent it.
Everything mentioned is included in the price..
The notaire and fees will be only the land valued at 12,500 ,,
The balance of 12,500 merely like purchasing an auto.. One can , if you wish to, include the entire price with a notaire, but that would only increase the notaire fee for little reason...
