Main Description
Beautiful, recently renovated 200 yr old farmhouse, 2 acres, solar-heated swimming pool, privately situated in glorious countryside.
The 4 bed house is privately situated in grounds of just under 2 acres with glorious, far-reaching, country views to all sides. This is a tranquil spot with the nearest neighbours being ½ mile away, yet only 2 miles in either direction brings you to 2 villages with bars, boulangeries, mini-supermarket, doctor and pharmacy.
The bustling town of Vire with its numerous shops, restaurants, theatre, cinema and weekly market is 6 miles away. An 18-hole golf course overlooking a beautiful lake is on the doorstep (5 minutes drive away) where a 6 kilometre walk around lake Dathée can be enjoyed.
40 mins drive to the superb west coast beaches, 50 mins to Le Mont St. Michel and 1 hr to the Normandy Landing beaches.
As well as being a wonderful family home, we have very successfully run the house as a holiday let for the last 10 years and it offers an excellent return for those looking for an investment.
The house underwent a 60,000 euro restoration in 2001. In 2008 after a freak accident during a storm which caused a fire that destroyed the lounge and games room another 185,000 euro renovation was organised via the insurance company. Although the main part of the house was only smoke damaged the architect employed by the insurance company insisted on the whole house being renovated to modern regulations. A new roof, windows, doors, electrics, plumbing and a ventilation system were installed by registered artisans carrying a 10 year guarantee, even down to a faithful, hand-made reproduction of the original front door. As our architect said you now have the only brand new 200 year old farmhouse in the area!
The house measures 225 square metres over 3 storeys.
A gravelled driveway leads past the front garden up to the open 2 car garage and wood store.
A large gravelled courtyard behind the house leads onto the back lawned area with swimming pool, pergola and boules pitch.
The 8 x 4 metre swimming pool is fully enclosed to modern regulations and has a solar powered heating system.
To the side is a large meadow with granite animal shelter.
Behind a row of trees sits the original 400 year old La Joliere farmhouse 24 x 7.2m which is presently used as a barn but which could be converted back to a habitation.
Separate access to the barn is possible via the meadow.
