Main Description
Tremendous value for money is offered by this 5 bedroomed home, ready to move straight into with great garden, 2 garages, loads of storage and room to really live. Situated on the edge of a charming traditional village, you can walk to the boulangerie for your daily bread and enjoy community life. The education offered locally is superb, health care is second to none. How much would you need to spend in the UK to give your family the quality of life they could have here?
Solidly built about 30 years ago, this home is designed for easy living. Each of the 3 floors is around 120m2 with the basement housing a double garage, wood store, wine store, mini gym, boiler room, utility room and a built in barbecue chimney. Having a space like this is the absolute antidote to clutter as it gives you chance to create proper storage for all sorts from sports equipment to DIY tools.
On the ground floor (elevated due to the style of construction) the entrance is via a conservatory style porch into a large central entrance hall. Off to the left is a fitted kitchen large enough for a dining table, this room also has double doors opening onto the terrace. To the right of the hall is a very large lounge/dining room with insert wood burner and further doors opening onto the terrace. Finally on the ground floor there is a freshly fitted bathroom, a double bedroom and a separate WC. More storage on this level too with two very handy built in cupboards in the hallway.
Upstairs a landing leads onto 2 double bedrooms, a single room and one which is larger and currently has three beds. Each of the bedrooms has a built in double wardrobe. There is a shower room here with a super walk in shower, there's a separate WC and another little room which could be an office or a third bathroom.
Outside there is a second garage, a garden shed and a neatly tended mature garden with a veggie plot as well as plenty of flowers and shrubs.
The local area is beautiful and just 40 minutes from the Emerald Coast with its clean sandy beaches and safe swimming. The village itself has bars, restaurant, small weekly market, a well stocked supermarket, boulangerie, post office, medical centre, primary school and many indepensdent shops. Larger Merdrignac is 15 minutes away and Lamballe 20 minutes; Lamballe has a large weekly market, plenty of shops, bars and restaurants amongst its half-timbered buildings. It's also famous as the home of Brittany's working horse breeding and training centre. When you visit I can show you round and tell you about all of the other great things to do in the area.
Access is so easy, whether it's for you or your guests. Just an hour away are the ferries of St Malo which arrive from Portsmouth, Poole and the Channel Islands or Dinard airport with its regular RyanAir flights from various parts of the UK. If that's not enough, in easy reach are Roscoff, Brest, Rennes, Nantes, Caen and Cherbourg with a variety of ferries and flights from all over the UK; there is also a TGV service to Rennes which is an hour away.
