This is a very old detached stone farm house sitting on the very edge of the village and with uninterrupted views over 850m2 of private land and down the valley beyond.
This old place is in need of some love but the roof is good (it mostly looks quite recent). You enter into a spacious entrance hall and there is a open plan lounge/kitchen/diner (21m2) with fireplace and Belfast sink. Also a large room with a wine vat (18m2) which is sadly empty. The double garage (29m2) is next to the living kitchen so it would be simple to make a door way through and combine into the main living accommodation. The rear wall faces the view and it would be wonderful to make that space the lounge and have French windows out to the gardens. The views from here are absolutely excellent.
Upstairs there are three double bedrooms (14m2,12m2and 13m2) and a huge bathroom which could be split and redesigned if you wished although it is a grand space.
In addition there is a large roof space (22m2) which could be converted although it is a little low in part. Fabulous for a kids play room perhaps, or office or just good for storage.
The farmhouse is very old and dates we are told from the late 1700's or very early 1800's it was originally owned by the old Chateau across the lane. The house is a quirky layout but the rooms are a good size. The lovely old stone work is mostly covered with a cement finish which would be very easy to remove. If the stone was to be exposed it would look wonderful.
It will need renovation in the form of lots of love and decoration, a new kitchen and bathroom and some electrics. There are some very old cracks in the walls but we are told that these date from the owners great grandfathers days of ownership and are normal in old stone buildings.
For a detached stone farmhouse set in its own land and with fantastic views the house is outstanding value. Renovation costs would be low (we can advise on this further) and this is a very good opportunity. We have such buildings come onto the market rarely.
The farmhouse is set in the pretty stone village of Saint Ferriol just 4km from the market town of Quillan. Actually in the village are no commerce but it is a pretty place complete with old chateau.
Quillan itself has seventeen restaurants, two good supermarkets, twice weekly markets and all the types of general shops that you could want for. In addition the town is superbly served with transport links. There is a direct rail line to Carcassonne (less than an hour by car) with its world heritage site of La Cite and airport which has low cost flights (Ryanair) to numerous international and British airports. Perpignan airport (Ryanair and Air France) is about 1 hour 10 minutes and Toulouse International (the much better Easyjet) about 1 hour 25 minutes.
