This is a stone village house in the pretty vilage of Saint-Martin-Lys and with outstanding gardens and very nice views to the mountains and the river far below. The house is reached by a short but steep path from the village so is probably not suitable for clients of reduced mobility. On the edge of the village and in a very quiet location the glory of the house is the outside space. Mostly given over to lawns but with a barbeque area and terrace in order to maximise the usability, this would be a great place for children to play and there are French windows from the kitchen out to the gardens.
The house itself is rather quirky. This is a word used by estate agents like me in order to hide the fact that the layout is a little strange. It is charming however and the main rooms are quite large. Comprising of the180m2 mature garden and excellent views and in good condition with a kitchen (21m2), pantry/store (7m2), cloakroom and wc, shower. First floor: Lounge/dining room (42m2) with open fire and French windows out to garden. On the second floor there are two double bedrooms (11m2 and 10m2) and an office (5m2). The house has electric Heating.
Located in this pretty riverside village there are no services or commerce but it is only 5 Km from the market town of Quillan and the particularly lovely smaller town of Axat, both of which have an excellent range of shops, restaurants and commerce. There are daily deliveries of fresh bread to the village and butchers vans and mobile shops call as well.
The coast is about an 1 hour 30 minutes away (don't listen to other, less honest estate agents who try to tell you it is 'less than an hour'!). More importantly, however, this is an area of outstanding natural beauty and Esperaza is set on the wonderful and very pretty river Aude (from which this department of France gains its name). The town is high above the river so there is no danger of flooding before you ask!
This area is a mecca for tourists and both walking and cycling are popular here (the famous Tour de France passes here most years). You have several white water rafting companies who can give you a fantastic experience and, of course, the world famous Rennes les Chateau and the world heritage site of La Cite at Carcassonne are close by (Rennes is less than ten minutes away). Nearby you have all of the famous Cathar chateaux (if you have not visited any of them try to do so as they are amazing places).
Location wise for national and international transport links this area is well served. Carcassonne airport with its cheap (and yes, slightly nasty!) Ryanair service to several European airports is about an hour away and Perpignan airport is even nearer. Toulouse International is about an hour and 40 minutes. There is also a tgv railway station at Carcassonne and Perpignan.
