Requiring a little polishing all the hard work is completed. Water, electric and mains drainage are all connected and working. There is not one but two w.c's, one on each floor. The staircase and all the roof beams are new and the floors are nicely tiled. The roof is insulated with top class materials and the exposed roof beams are particularly stylish. Situated in the very popular village of Nebias which is an old Medieval place full of old stone houses, the house is situated equidistant between Quillan and Puivert, famous for its swimming lake and old Cathar castle, The restaurant/bar in Nebias is closed at present but we are told that it is due to reopen
You enter the property through very large sliding double glazed doors which give plenty of light. The lower floor (40m2 approx) is tiled nicely and at the rear there is a built in double kitchen sink and in the corner a w.c, which requires boxing in. There is a window to the right hand side which is fitted with opaque glass at present and would ideally be enlarged to give more light. It is a straightforward job and at the same time a window could be installed in the other wall.
A new staircase leads up to the large mezzanine (about 24m2) which is the double bedroom. In the corner is a wc so there is no need to go downstairs In the middle of the night.
The house is bone dry and well built. Finishing work we believe would be well under 4.000 € and could be a lot less than that. Work needed is the installation of a shower and hand basin, some kitchen units, partitioning off the two w.c.'s with plasterboard and decoration plus a larger window in the side.
To give some idea of prices here in France (and in case you think the writer is exaggerating the low cost to finish), a multi jet shower complete with tray and waste etc is 199 € and a hand basin from 40 €. Wall tiling costs from 30 € a m2 installed and a hard wood double glazed window for the side 90cm x 105cm is 113 €. Obviously the above, with the exception of the wall tiling which is a fitted price including all grout etc, need to be installed but the price of general building work is very low here. It would all be simple stuff for a keen amateur to do themselves but if you prefer we can assist with a team of specialists to finish the work for you.
A very small investment will bring a big profit on this house as finished it will be worth very much more than the current asking price.
