Location 90 minutes drive to the Atlantic beaches including Biarritz and on to the Spanish border. 100 minutes to the Pyrenees mountains' ski resorts, San Sebastian, and Pamplona in Spain. Although further,the Mediterranean is within easy reach. The nearest railhead is at Mont de Marsan 30 km away, connecting with the TGV network at Bordeaux.
Labastide d'Armagnac contains its own boulangerie with epicerie, a pharmacy, doctor's surgery, post office, creperie cafe, and restaurants and bars. There is a local village primary school. There are supermarkets in the neighbouring villages, the nearest being about 4km away.

A large picture window now occupies the former coach house doorway. A glassed door leads out into the white-goods corridor which also has a WC and washbasin. To the left a door opens onto the covered part of the terrace, and the rear garden. To the right, another door returns one to the conservatory. Turning right back into the coach house wooden stairs lead up to the loft style lounge/bedroom cum library (42 sq M). An en suite occupies one corner. Windows to the side and rear overlook the mature gardens at side and rear (420 sq M). The whole outside area is secluded and well protected by brick and stone walls and high fences. There is space for a medium sized pool.
