Charente, Nouvelle Aquitaine
The front door opens to an entrance area which is in turn open to the spacious dining room (31 m2) with tiled floor. To the right of the dining room a doorway leads to the kitchen (14.5 m2) with tiled floor and a modern, fitted kitchen.
To the rear of the dining room a glazed door opens to the large sitting room (43 m2) with tiled floor, exposed beam ceiling, fireplace with enclosed hearth and pair of glazed sliding patio doors to the rear garden.
To the left of the dining room is a short corridor off which are the utility room (with fitted units, a sink and a glazed door to the rear garden) and a ground floor WC. At the end of the corridor a door opens to a ground floor bedroom (19 m2) with tiled floor, high ceiling, an ensuite shower room (shower, wash basin and WC) and a pair of glazed doors to the rear garden.
To one corner of the dining room a wooden staircase rises to the first-floor landing, off which are a further three bedrooms (12 m2, 11 m2 and 9 m2). All of the first-floor bedrooms have wooden floors. The largest bedroom has an ensuite shower room (shower, wash basin and WC) and the smaller bedroom has a large ensuite dressing room with wash basin and WC.
There is also a family bathroom (7 m2) located off the 1st floor landing, recently redecorated it is light and bright and comprises bath, toilet and double vanity unit.
The house sits on a plot of 592 m2. To the front of the house is a walled garden with a gravelled parking area with the rest of the front garden laid to lawn edged with shrubs and flower borders.
To the rear (accessed via the house or via a covered storage area to the side of the house) is a second pretty walled garden. Running along the side of the house is a paved and covered patio area beyond which is a gravelled area leading to the lawn, edged with shrubs and flower borders. There is also a well.
This house has recently been extensively modernised and extended (new gas -fired central heating, new wiring and plumbing, water softener and double-glazing throughout) and the owners have created a very comfortable home with a pretty garden. Set in an ideal location on a quiet road, yet in the heart of Jarnac, the house is within easy walking distance of the shops, bars, restaurants and riverside park (with swimming pool). Easily large enough to be used as a permanent family home, the property is easy to close up and is in an excellent location for use as a holiday home.
Please note that new exterior photos are due to be added once ongoing improvements are completed.
