Charente, Nouvelle Aquitaine
The front door opens into a huge living space (about 75m2) with tiled floor and an attractive limestone fireplace. The room is open to the floor above and a gallery landing runs around the room, supported by carved limestone pillars. This room is easily large enough for spacious sitting and dining areas. To the back of the room a door opens to the back garden.
To one side of the living room, and semi-open plan with it - accessed via a wide limestone arch, is the kitchen (14m2) with tiled floor and a range of fitted kitchen units.
A door to the side of the living room opens to a spacious shower room (11m2) with walk-in shower, wash-basin, WC and plumbing for a washing machine.
Next to this is a room (11m2) which could be used as a ground floor bedroom or as an office / games room.
A bespoke stone staircase rises from one corner of the living room to the first floor landing which overlooks the living room. To one side there is space enough for an office / computer area. Off the landing are three bedrooms (17m2, 16m2and 12m2) - two of which share a "jack-and-jill" shower room (shower and wash-basin). Also off the landing are a bathroom (with bath - plumbing for the wash-basin is in place) and a separate WC.
Built into the end of the barn is a charming gite. On the ground floor there is a living room (25m2) with tiled floor, attractive limestone fireplace, exposed stone walls and exposed beam ceiling. To the back of the room a doorway leads through to the kitchen (17m2) with tiled floor and fitted units. Off the kitchen is the bathroom (bath, shower, wash-basin and WC) as well as a good-size pantry.
A stone staircase rises from the kitchen to a room (25m2 - currently used as a second living space) with a sleeping platform. Off this room are a bedroom (12.5m2) and a large store room / office (6m2).
Attached to the side of the main house is a garden store, to the back of which is the boiler room (which also houses the pump for the swimming pool and the central vacuum cleaning unit). The main outbuilding (into which the gîte is built) lies to the side of the house and covers about 200m2. There is therefore great potential for further development (subject to any relevant permissions).
The property sits in a level plot of 13421m2 (over 3 acres). To the front the land is mainly laid to lawn with a drive leading to the access lane. To the back of the house is a walled garden, laid to lawn with a terrace, some palm trees and the swimming pool. The rest of the land comprises a work yard and a large piece of land that has been left alone.
The house benefits from double-glazing and geo-thermal heating. Its water supply currently comes from a well, but mains water is available in the lane.
