Charente, Nouvelle Aquitaine
The front door opens from the garden to a small entrance hall. To the far side a door opens to a room (15m2 - formerly the kitchen). To the right of the kitchen a short passageway passes a WC and gives access to a room (9.5m2) with a door to the garden. To the left of the entrance hall a door opens to a dual-aspect reception room (24m) with exposed beam ceiling and a fireplace. To the far side a door opens to a second dual-aspect reception room (20m2) with a door to the garden and again with exposed beam ceiling and a fireplace. From here a door a door opens to a room (9m2) with a door to the garden.
A wooden staircase rises from the entrance hall to the first-floor landing, off which are two bedrooms (26m2 and 14m2). The shower room is accessed via the smaller bedroom.
The stairs continue to the attic which has plenty of head-height. One bedroom has been created up here and there is room for one or two more. The attic space would benefit from some work (mainly decorative).
Lower ground floor
A flight of stairs descends from the entrance hall to the lower-ground level which includes a boiler room and store rooms. There is a door from here to the lane to the front of the house.
The house sits on a plot of 1067m2 with the garden laid mainly to lawn with a number of trees. In the garden there is a large outbuilding with garage - making an ideal workshop. This house, on the edge of a pretty village, is just a short walk from the village square and the little bar/shop. The larger town of Mansle with most amenities is just a short drive.
