Charente, Nouvelle Aquitaine
The front door opens into a hall (19m2), with floor tiles, a beautiful wooden staircase (with a separate WC underneath), a beautiful stone fireplace and a French window opening into the garden to the back of the house.
To the right of the hall is the dining room (27m2), with floor tiles and an attractive stone fireplace. From the dining room a doorway leads through to a living room (30.5m2) also with a stone fireplace and floor tiles. This room could also be used as a ground floor bedroom if necessary.
To the left of the entrance hall is the kitchen (27m2), with a mezzanine above.
From the kitchen a door opens into a corridor off which are a separate WC and a laundry room. On one side a French window opens into the garden at the back and on the other side a door leads into the vast living room (80m2), with two huge windows on each side. One opens onto the courtyard at the front of the house and the other onto the terrace by the pool at the back of the house. To one corner of the living room an arch opens in a TV room (23m2).
To the back of the living room a door opens into a corridor that leads to a wine cellar, boiler room and barn. In the living room, a second staircase leads up to the first floor.
In the entrance hall, a beautiful wooden staircase leads upstairs to a landing. On one side of the landing there is a corridor that leads to three bedrooms (13m2, 13.5m2 and 13.5m2) and a bathroom (4.5m2) with a bath and a WC.
On the other side of the landing, there is the mezzanine above the kitchen (which is used as an office) and to the far side there is an opening that leads to a second mezzanine above the large living room. From this second mezzanine, you can access the master bedroom (22m2), with dressing room (7m2), shower room (6m2) and separate WC.
On the other side of the mezzanine, a door opens into an attic above the barn, which offers development potential (subject to relevant permissions).
From the village lane a very beautiful stone arched gateway opens into a walled courtyard, which allows several cars to be parked. In the courtyard there some small stone outbuildings. To the back of the house is a pretty garden (about 3800m2) entirely laid to lawn except around the swimming pool where there is a terrace. The salt-water swimming pool (11m x 6m) is heated by a heat exchange unit and has an electrically-operated cover.
The house appears in very good condition and benefits from oil-fired central heating, a water softener and double-glazing. It is set on the edge of a small village on the banks of the Charente. It would be ideal for a large family house or could be divided in two to have a house with gîte. Ideally located, only 4kms from Châteauneuf-sur-Charente and about 24kms from the department’s capital city, Angoulême, with all of its shops, restaurants, market and great transport links.
