To the front of the house, there is a small walled garden (about 100m2) which then leads on to the rest of the garden that stretches down to the banks of the river Charente. To the back of the house there is a courtyard in front of the garages with space to park a car.
Attached to the house, there is a second garage (28m2).
The house appears in good condition, it is ideally located, just outside Cognac. It is equipped with a heat exchange system, benefits from double glazing, has a thermodynamic hot water boiler and is connected to mains drainage.
