Charente, Nouvelle Aquitaine
The front door opens to the entrance hall (10m2) tiled with terracotta tiles. To the left of the hall a door opens to the spacious kitchen / breakfast room (24m2 - approximately as the room is not entirely square). The dual-aspect kitchen also has a terracotta-tiled floor, a range of fitted units and a pretty limestone Charentaise fireplace.
From the hall, opposite the front door, a door opens to the generous living room (34m2) with wooden floor, exposed beam ceiling, limestone Charentaise fireplace and a part-glazed door that opens to the terrace and the garden beyond. This room is easily large enough to have defined sitting and dining areas.
Further down the hall a door opens to a cloakroom area, off which is a WC. This space in turn leads to a very large bedroom (26m2) with a beautiful ensuite shower room (walk-in shower, and twin wash-basins). This room has its own door to the lane running alongside the property - making it ideal as a semi-independent guest room / AirB&B.
An attractive wooden staircase rises from the entrance hall the first floor landing that runs the width of the house. Off this landing are four double bedrooms (24m2, 23m2, 20m2 and 13.5m2). Three of the bedrooms have wooden floors and the second largest bedroom has an ensuite shower room (shower and wash-basin) as well as a walk-in wardrobe.
Also off the landing are a large family bathroom (bath, shower and twin wash-basin) and a separate WC.
A door to the side of the kitchen opens to the covered entrance barn (about 26m2) which also serves as the laundry room. This room has large garage doors to the lane a well as a door to the garden.
Attached to the other side of the house is a stone barn (about 85m2) which also houses the mains gas-fired central heating boiler and a store room.
To the rear of the house is a well-planted walled garden. From the house a door from the living room opens onto a terrace, beyond which is the lawn with flower borders to either side.
To the back of the garden an archway leads to the terraced swimming pool area. Part of this terrace is covered, providing a great outdoor entertaining space.
This is an attractive and elegant house in a good location just a short distance from the market town of Jarnac. It could make a very comfortable permanent home or a wonderful holiday home with manageable garden. The large ground floor bedroom also offers potential for a B&B option.
