Charente, Nouvelle Aquitaine
The front door opens to the entrance hall (15m2) with tiled floor. To the left two pairs of doors open to the double living room. This room (41m2) is divided into two spaces (sitting room and dining room) by a wide arch. Both rooms have French doors that open onto a delightful west-facing terrace that overlooks the pool and pigeonnier towards the lake and the landscaped gardens beyond. The dining room also has an attractive fireplace.
To the right of the entrance hall a door opens to the kitchen (21m2) with a tiled floor, a range of kitchen units and a large picture window overlooking the garden. To the rear of the hall, to the right, a door opens to a smaller sitting room / study (12m2) with wooden floor and a door that opens to passage that overlooks the canal that borders one side of the property. To the rear of the entrance hall a wooden staircase (under which is a WC) rises to the first floor landing.
The stairs rise to a large landing, off which are three large bedrooms (22m2, 20m2 and 20m2). One of the bedrooms has a small ensuite wash-room (wash-basin and bidet). All of the bedrooms have wooden floors, two have attractive wainscoting and pretty Juliette balconies and the largest has a marble fireplace and direct access to the family bathroom. A small corridor from the landing leads to the large family bathroom (9m2) with bath, wash-basin and bidet. Also off this corridor is a separate WC.
The stairs continue from the first floor landing to the attic. This as yet undeveloped space covers about 95m2 with reasonable head-height (1.9m) under the tie-beams. This space therefore has potential for further development.
A door from the kitchen opens to a second entrance hall (with a door to the garden). From here a flight of steps rise to an independent apartment comprising a living room (14m2), a room (9m2 - potential kitchen), a bedroom (14m2) with an ensuite shower room (8m2 - shower, wash-basin, bidet and WC).
A door from the second entrance hall opens to an outbuilding that has a number of rooms (boiler room, workshop, wine cellar and store room). In addition to this there is another outbuilding comprising two rooms, one of which has a stone fireplace. Also, in the garden, there is a pretty pigeonnier as well as a covered dining area.
The house sits on a beautifully landscaped plot of 7656m2 (just under 2 acres). To the front there is a gravel area for parking. To the side of the house there is a terrace with lovely views over the pool towards the lake. Next to the terrace is the swimming pool (8m x 4m).
The lawn by the terrace then leads on to the rest of the gardens, with a wide variety of mature trees planted around the lake. The avenue of plane trees runs along one side of the garden (and the canal the other) and next to this is a large lawn bordered by trees. To the rear of the house (which backs onto the little canal) a path leads to a gated flight of steps that lead down to the water's edge.
The garden is a real joy and must be seen to be appreciated.
This is a handsome property with plenty of living space, an impressive approach and a lovely garden. The shops, market, cafés and restaurant are all within walking distance making this an ideal location for a great family home or a really special bed and breakfast.
