The front door opens to the entrance hall (15m2) with tiled floor and exposed beam ceiling. To the right of the hall a door leads into the spacious sitting room (32m2) with tiled floor, exposed beam ceiling and a limestone fireplace with closed foyer.
To the left of the entrance hall a door opens into the dual-aspect dining room (32m) with tiled floor, exposed beam ceiling and another limestone fireplace.
To the back of the dining room a pair of part-glazed doors leads through to the kitchen (12m2) with tiled floor, exposed beam ceiling and a range of units. A door from the kitchen then leads to a large utility room (11m2). This room has plumbing for a washing machine and it also houses the gas-fired central heating boiler.

Glazed doors in the sitting room lead out to the gîte's small private garden.
One side of the courtyard is lined with substantial outbuildings which include a very large room (80m2 - currently used as a gym - with a shower room to one corner and a floor above) and a large workshop (about 80m2)
The house sits on a plot of 1974m2. To the front is the traditional Charentaise courtyard with an impressive arched gateway to the village road. To one corner of the courtyard a doorway leads through to the garden (mainly laid to grass). To one end is the swimming pool, next to which is a small outbuilding that now serves as a summer kitchen, overlooking the pool.
Just a couple of minutes' walk from the village shop and a short drive to Jarnac, this well-maintained house is in a great location. It benefits from mains drainage, double-glazing and central- heating (underfloor heating on the ground floor).
