Charente, Nouvelle Aquitaine
The front door opens to an entrance hall (6m2) with terracotta tiled floor. To the right and archway leads to a second entrance hall (with door to the garden). From here double-doors open into the main dual-aspect reception room (40m2) with wooden floor, fireplace and very high ceiling (4m).
To the back of the second entrance hall there is a store room (10m2).
To the left of the main entrance hall a door opens into a large open-plan triple-aspect living room (43m2) with tiled floor, exposed beam ceiling and a large stone fireplace. To one corner is the kitchen area with a range of fitted units and to the other a glazed door opens to a large covered terrace (28m2) which overlooks the garden to the bac of the house.
To the back of the main entrance hall there is a generous laundry room / summer kitchen (12m2) as well as ground floor WC.
A wooden staircase rises from the main entrance hall to the first floor landing. To the right is the triple aspect master bedroom suite with bedroom (25m2 - with fireplace), dressing area (7m2) and bathroom (10m2 - free-standing bath, walk-in shower, twin wash-basins and a WC). The second bedroom on this floor (14m2) has a wooden floor, fireplace and lovely views.
The stairs rise to the second floor directly into an office (21m2) off which is a separate WC as well as an attic space (46m2 - potential for conversion). From the office there is access to an internal hall, off which are two bedrooms (20m2 and 14m2 - the smaller requires a small amount of finishing work). In addition to this there is a separate shower room (shower and wash-basin).
A door from the smaller bedroom opens to a spiral staircase that leads up to the third floor - currently simple attic space but with conversion potential. This room has wonderful views over the town and countryside.
There is a detached barn ((about 50m2) - currently used as a workshop and for storage, it also houses the oil-fired central heating boiler. In addition to this there is a former bake house (24m2) with intact bread oven. Next to this there a some smaller outbuildings including a chicken house.
The house sits on a level plot of 3383m2. The mature garden is mainly laid to lawn with a number of mature trees and shrubs. To the front of the house there is a courtyard garden (with car port), next to which is a small vegetable garden.
Set in a wonderful location, this former hunting lodge is packed with character features and offers the best of town and country life. On the edge of Cognac, the woodland park and the River Charente are just a few minutes' walk, and the very centre of town is just a 15 minute walk.
